CCF Maui Construction has some good advise on how to keep your property value or take care of the improvements you need before the Wet season arrives.

Since Hawaii does not experience a traditional winter with snow and freezing temperatures, home maintenance is focused on preparing for the wet season (October–April) and the annual hurricane season (June–November). The key threats to address are moisture, humidity, pests, and high winds.

This guide outlines a tropical climate maintenance program, focusing on the construction and structural elements of your home.

Exterior and roof

  • Inspect and clean the roof and gutters: Heavy rains and trade winds can loosen shingles and clog gutters. Inspect the roof for signs of damage and clear debris to prevent water from pooling and causing leaks.
  • Check and maintain drainage systems: Clear debris from drains, gutters, and downspouts. Make sure the ground around your home slopes away from the foundation to prevent water from pooling during heavy rains.
  • Power wash the exterior: Clean the exterior siding, driveway, and lanai to remove built-up salt, dust, and grime. This helps prevent premature wear on painted or wooden surfaces.
  • Reinforce your roof: Consider enhancing the structural integrity of your roof to withstand the high winds and impacts of tropical storms and hurricanes.
  • Apply protective coatings: Repaint your home’s exterior and apply sealants to wood, concrete, and stucco surfaces to protect against sun, salt, and humidity damage.

Doors, windows, and seals

  • Inspect and seal openings: Check the seals around your doors and windows for gaps. Resealing or replacing weatherstripping keeps out moisture, prevents drafts, and improves energy efficiency.
  • Use storm shutters: Consider installing hurricane shutters or plywood boards to protect windows during a severe storm. For sliding glass doors, use a brace or broom handle to prevent them from being lifted off their tracks.
  • Maintain screens: Check screens on windows and doors for holes or tears. Repair or replace them to keep pests out while allowing for natural ventilation.

Ventilation and moisture control

  • Improve air circulation: Use exhaust fans in kitchens and bathrooms to remove moisture. Open windows during dry days to circulate fresh air and prevent mold and mildew growth.
  • Consider a whole-home dehumidifier: This can help control humidity levels and protect furniture, rugs, and other belongings from mold and mildew damage.
  • Keep vents clear: Ensure all ventilation systems, including dryer vents, are clean and free of dust buildup.

Landscaping and yard

  • Trim trees and vegetation: Prune overgrown trees and branches, especially those hanging near your home or power lines. Remove any dead or weak limbs that could become projectiles in high winds.
  • Secure outdoor items: Bring all loose items like furniture, grills, and potted plants inside. Tie down anything that cannot be moved.

Emergency preparedness

  • Build an emergency kit: Store a kit with enough supplies for at least seven days. Include water (one gallon per person per day), non-perishable food, batteries, flashlights, a first-aid kit, and important documents in a waterproof container.
  • Test your generator: If you have a backup generator, test it to ensure it is in working order. Always operate it outdoors in a well-ventilated area.
  • Protect important documents: Gather insurance policies, medical records, and identification, and store them in a waterproof container.
  • Make an evacuation plan: Know the nearest shelter and an evacuation route. Share the plan with your family and inform relatives of your intended location.
